Real Talk

The Honest Pros & Cons

Every town has trade-offs. Here's what I tell my out-of-state clients before they fly in to tour.

Why You'll Love It

  • ๐Ÿ’ฐ
More home for the money. Typically runs below Fort Collins and Boulder on a per-square-foot basis.
  • ๐Ÿ”๏ธ
Gateway to the Rockies. 15 minutes to Big Thompson Canyon, under an hour to Estes Park and RMNP.
  • ๐ŸŽจ
Certified art town. Benson Sculpture Garden, Chapungu, and public art on nearly every corner downtown.
  • ๐Ÿ’Œ
Sweetheart City heritage. Valentine re-mailing program, Sweetheart Festival, and small-town rituals that still work.
  • ๐Ÿ›ถ
Water + mountains together. Boyd Lake State Park and Lake Loveland for paddling, plus foothill trails minutes from town.
  • ๐Ÿš—
Commuter-friendly. ~45 minutes to Denver, 15 to Fort Collins, and close to I-25 for everything north and south.

The Trade-Offs

  • ๐Ÿšฆ
Growth pains. US-34 and Eisenhower can back up hard during rush hour โ€” ask me which side streets locals use.
  • ๐Ÿ˜๏ธ
Metro district taxes. Some newer builds (Centerra especially) carry extra mill levies. Always check the full tax picture before offer.
  • ๐ŸŒ™
Quieter nightlife. Great food scene, but if you want late-night clubs you'll drive to Fort Collins or Denver.
  • ๐ŸŒฌ๏ธ
Front Range wind. Spring and fall wind events are real. Roofs, fences, and insurance quotes reflect it.
  • ๐Ÿ”ฅ
Wildfire & flood history. The Big Thompson flood and Cameron Peak era left their mark. I know which zones to flag before you fall in love.
  • ๐Ÿ’ง
Water matters. Tap water, irrigation rights, and lawn restrictions vary by subdivision โ€” worth asking about early.

School Districts

Schools Parents Ask About

Most of Loveland sits inside Thompson School District R2-J. Below is a quick orientation โ€” boundaries and ratings shift, so I always pull the current attendance map before we write an offer.

High Schools

  • Thompson Valley HS โ€” South Loveland, strong athletics and IB pathway.
  • Loveland HS โ€” Central, the district's oldest campus and a community anchor.
  • Mountain View HS โ€” West/northwest Loveland, known for its arts programs.
  • Berthoud HS โ€” Covers south of town toward Berthoud.
  • Ferguson HS โ€” Alternative/credit-recovery option.

Middle Schools

  • Bill Reed Middle โ€” Central Loveland feeder.
  • Conrad Ball Middle โ€” East Loveland / Centerra area.
  • Lucile Erwin Middle โ€” South/southeast Loveland feeder.
  • Walt Clark Middle โ€” Southwest, feeds Thompson Valley HS.
  • Turner Middle โ€” Berthoud area.

Charter & Private

  • Resurrection Christian โ€” Kโ€“12 private Christian school with a large campus.
  • Loveland Classical Schools โ€” Kโ€“12 classical charter.
  • New Vision Charter โ€” Kโ€“8 core-knowledge charter.
  • Carrie Martin, Namaqua, Cottonwood Plains โ€” Frequently searched elementary options.
  • Homeschool co-ops are active and well-organized across NoCo.

A note from Christine: School boundaries in Thompson R2-J have shifted more than once in the last decade, and ratings on sites like GreatSchools or Niche don't always reflect what's happening inside a building this year. Before you choose a neighborhood for the schools, let's pull the current attendance map together and โ€” if it matters โ€” tour the campus. It's the #1 thing I wish more buyers did before they wrote an offer.

I'm Christine Gwinnup โ€”
your neighbor first.

"After 5 years away, I couldn't wait to get back to Loveland. I know where the sun hits the driveways in winter, which school boundaries are shifting, and which new subdivisions are worth the metro-district tax and which aren't."

I've lived in Loveland for more than two decades, was crowned Mrs. Loveland 2013, and have spent every year since deepening my roots here โ€” the Sweetheart Festival, the Rialto, the canyon drives, the quiet Tuesday mornings at Lake Loveland.

Whether you're buying your first home, right-sizing into a patio home, or exploring a creative rent-to-own path because traditional financing isn't the right fit right now, I'll treat your move like it's my own family's. No scripts. No pressure. Just a real local who picks up the phone.

"I am a very hard person to impress and Christine exceeded my expectations. Christine started by learning about us and exactly what we were looking for with buying a new home. We looked at a couple houses and weren't finding what we wanted until THE house appeared on the market. We LOVED this house, Christine helped us build the strongest offer and we told her thats the house and to make it happen. SHE DID! She went above and beyond to get us into our dream home. She had our house listed in the blink of an eye. When I say Christine makes it happen, she really does. Christine was always there to answer any question or concern we had and she would always take the time to make sure we understood and made the best decision for us. I HIGHLY recommend Christine, you will be impressed."

"Even during the early stages of buying, Christine doesn't hesitate to act. She helped me get onto her email notifications to view automated yet very realistic listings within my ranges. She doesn't encourage just dreaming, she encourages manifestation and action. Christine is as hands on or off as you ask her to be. She's got a person for everything! Her knowledge is insane! If you want a POSITIVE & memorable experience while making one of the biggest decisions of your life, The Little Lady is 110% going to deliver that!"

The Fit

Who Actually Buys in Loveland

After 25+ years of living here, these are the seven buyers I see again and again.
See yourself on this list? Let's talk.

๐Ÿ’ผ

Fort Collins Commuters

Tech workers and professionals along the Harmony Road corridor who want the FoCo paycheck without the FoCo price tag.

๐Ÿข

Greeley & Windsor Pros

Professionals east of town who want west-side foothills access without giving up a manageable work commute.

๐Ÿฅพ

Outdoor Enthusiasts

Hikers, climbers, anglers, mountain bikers, motorcyclists โ€” anyone who wants trailheads and canyon roads within 15 minutes of home.

๐Ÿก

Boulder & FoCo Refugees

Families priced out of the I-25 north corridor looking for larger lots, better schools, and a manageable commute back.

๐ŸŒค๏ธ

Retirees (Not the Sunbelt Kind)

Buyers who want four-season activity, mountain access, and a real downtown โ€” not a golf-cart cul-de-sac in Arizona.

๐ŸŽ–๏ธ

Military Families

The VA-friendly market here is strong, with multiple Colorado installations within drive range. I've walked a lot of VA loans across the finish line.

๐Ÿ‘จโ€๐Ÿ‘ฉโ€๐Ÿ‘งโ€๐Ÿ‘ฆ

Multi-Generational Households

The older housing stock and acreage-adjacent pockets in Loveland accommodate in-law setups, detached casitas, and dual-primary configurations better than most master-planned competitors. If you need a house that works for three generations under one roof, this is one of the best markets in Northern Colorado to look.

Living Here

The Weekends Feel Different Here

A rough map of where locals actually spend their Saturdays.

Devil's Backbone Open Space

The jagged hogback ridge west of town โ€” the local trail system, and it connects into a county-wide network that eventually runs into Horsetooth and Lory State Park.

Boyd Lake State Park

The east-side water option โ€” powerboats, paddleboards, and the summer swim crowd. Year-round fishing, year-round walkers on the loop.

The Promenade Shops at Centerra

The east-side lifestyle center with outdoor-layout shopping, restaurants, and the Centerra Summer Concert Series. This is where most Loveland residents handle non-grocery retail.

Sunday Farmers Market

Fairgrounds Park, spring through fall โ€” produce, local honey, Palisade peaches in August, and the social calendar for half of town.

Chapungu Sculpture Park

Inside Centerra โ€” one of the largest collections of Shona stone sculpture in the country, set in a 26-acre park. Free to walk anytime, especially good at golden hour.

Loveland Museum + Sculpture in the Park

The museum anchors the arts district year-round. Sculpture in the Park every August at Benson Sculpture Garden is the single best weekend in Loveland to understand why this town is what it is.

Specialty Guide

Looking for Biker-Friendly Homes?

If the canyon roads are the reason you're moving here, the house matters more than most agents realize โ€” garage depth, lot approach, driveway grade, HOA rules on trailers, proximity to US-34 without the canyon-wind frontage. I keep a separate guide just for riders.

Insider Edge

Loveland as Basecamp to the Rockies

The part of Loveland that doesn't show up in demographic data is how it functions as a launching pad for the mountains. US-34 runs west through the Big Thompson Canyon as a year-round recreation corridor โ€” cyclists, motorcyclists, scenic drivers, RMNP visitors.

The Buckhorn Valley โ€” Masonville, Drake, Glen Haven โ€” sits just beyond the foothills and is where Loveland residents keep cabins, horse property, and weekend getaways.

From a west-side Loveland driveway, you can be at the Beaver Meadows entrance of Rocky Mountain National Park in about 15 minutes. That's the structural advantage over Estes Park or a true mountain town: you get Rockies access without the snowbound winters, the limited grocery options, or the three-hour emergency response times.
